October 2025 BTO Sales Launch Guide: Mount Pleasant; Greater Southern Waterfront; Ang Mo Kio; Bukit Merah

The final and largest HDB BTO sales launch of 2025 is here, and 9,144 BTO units have launched across 10 projects. For those intending to apply, make sure you have a valid HFE letter first – it can take up to one month to process, so do it as soon as possible.

What’s New In The October 2025 HDB BTO Exercise

There are almost as many BTO units available in October as there were in the first two BTO launches of the year. However, this launch will be the first time we have flats in the highly sought-after Mount Pleasant estate and Greater Southern Waterfront area, also known as the Berlayar estate.

People applying for a new BTO flat should know the new flat classification framework by now, where BTO flats are sold as Standard, Plus or Prime. HDB has now revealed how each of the 10 sites in the October 2025 launch are classified.

#1 Ang Mo Kio

The largest projects in this launch, Oak Ville @ AMK will have about 1,425 units. Located along Ang Mo Kio Avenue 5, between Nanyang Polytechnic and ITE College Central, it will be very convenient for families with school-going children. Oak Ville @ AMK is classified as Plus.

New amenities expected as part of this project include a preschool, eating house, supermarket, and four shops. It is next door to another upcoming HDB project, Pine Ville @ AMK, which is a SERS replacement site for residents from Ang Mo Kio Avenue 3.

The site is almost equidistant from both Yio Chu Kang and Ang Mo Kio MRT stations on the North South Line, about a 12-minute walk. There are also several buses that service Ang Mo Kio Avenue 5, one of which originates from Yio Chu Kang MRT station.

Families will appreciate the site’s proximity to Jing Shan Primary School, Anderson Secondary School, Anderson Serangoon Junior College, and the aforementioned Nanyang Polytechnic and ITE College Central.

#2 Bedok

Ping Yi Court in Bedok is more accurately described as being in Chai Chee, situated along Chai Chee Street. Motorists will appreciate its location for being conveniently located to the Pan-Island Expressway exit, but public transportation is a bit more inconvenient, since it is a literal uphill climb from Kembangan MRT station, and not exactly close to Bedok MRT station either.

The sole new amenity within the project is a preschool, but it is within a very mature estate, so all your other needs should be easily met. Perhaps the site’s main draws are the 260 5-room and 30 3-Gen units, a rarity in such a mature estate like Chai Chee.

#3 Bishan

Next door to Guangyang Secondary School, and across the road from Raffles Institution, Bishan Terraces will be highly sought-after. It is a 10-minute walk from Bishan MRT Interchange, which connects the North South Line and the Circle Line. It will be classified as Prime.

Bishan Terraces will also include a preschool and a kidney dialysis centre, and it is near to the Junction 8 shopping mall, the Bishan public library, and Bishan Harmony neighbourhood park. The latter was perhaps best known for its 15-year-old skate park, but with a new skate park opening at nearby Bishan Sport Centre, its days are probably numbered.

#4 Bukit Merah (Berlayar)

Arguably the most anticipated launch in October is undoubtedly the Berlayar Residences site, which will be the first of 7,000 flats to be eventually built on the former Keppel Club golf course. This will be the start of the redevelopment of the Greater Southern Waterfront, which will eventually see 10,000 new public and private homes in the new Berlayar estate.

While this project will only have a preschool, it’s not going to deter applicants looking for high-rise waterfront views along the southern coast of Singapore, and high resale values even with the Prime classification.

Transport-wise, it is located near Telok Blangah MRT station on the Circle Line, and within walking distance of Labrador Nature Park.

Applications for Berlayar Residences will be combined with the other Bukit Merah BTO site in this October launch, Redhill Peaks.

#5 Bukit Merah (Jalan Bukit Merah)

The other Bukit Merah BTO launch is Redhill Peaks, where the former Redhill Close estate used to be. The last residents in the quaint seven-storey SIT flats were relocated by 2019, and the estate was finally demolished in 2023.

The new blocks at Redhill Peaks will be built within the same Redhill Close loop but will now house about 1,020 units. The estate itself will only have a preschool, but amenities abound just across the road at Bukit Merah Central, with Bukit Merah Bus Interchange and Redhill MRT station both within walking distance.

Nearby schools include Gan Eng Seng Primary School and Bukit Merah Secondary School next door, as well as Zhangde Primary School, Alexandra Primary School, and Gan Eng Seng School.

Applications for Redhill Peaks will be combined with the other Bukit Merah BTO site in this October launch, Berlayar Residences.

#6 Jurong East

With its proximity to Ayer Rajah Expressway, and the upcoming Pandan Reservoir MRT station on the Jurong Region Line, Teban Heights will lead the rejuvenation of the relatively quiet Teban Gardens neighbourhood. Teban Heights is also relatively close to the upcoming Jurong Lake District station on the future Cross Island Line.

Amenites announced with Teban Heights include a preschool and a Residents’ Network Centre. This will complement the diverse mix of units in this project, from 2-room flexi units to 3-gen units.

There is currently only one school in the vicinity, Commonwealth Secondary School, but there will be at least one more educational institute planned for the neighbourhood, according to the Draft Master Plan 2025.

#7 Sengkang

Diversity of unit types is the theme of several of October’s BTO launch, with Fernvale Plains being the first to offer Community Care Apartments alongside 2-room flexi, 4-room, and 5-room flats.

Its proximity to Kupang LRT station connects it to Sengkang MRT on the North-East Line. It is also walking distance to the picturesque Sengkang Riverside Park. The only amenity announced for this project is a preschool, which speaks of how self-sufficient the Fernvale neighbourhood in Sengkang is.

For parents with younger children, Fern Green Primary School is across the road, with Sengkang Green Primary School, Fernvale Primary School, Springdale Primary School, Anchor Green Primary School, and Nan Chiau Primary School all within the important 1 to 2km radius.

#8 Toa Payoh

The upcoming Mount Pleasant Crest project is built on the site of the former Police Academy and is the first launch of the new Mount Pleasant estate. The project’s classification is Prime, based on the site’s proximity to the city, the Pan-Island Expressway, as well as the upcoming Mount Pleasant MRT station on the Thomson-East Coast Line.

Reflecting how new the entire estate will be, the amenities for Mount Pleasant Crest include a preschool, eating house, supermarket, six shops, and a Residents’ Network Centre.

Schools near to the site include SJI International School, CHIJ Primary School (Toa Payoh), and CHIJ Secondary School (Toa Payoh), although the latter are currently not as convenient to access without a car.

#9 Yishun (Chencharu)

Chencharu is probably most well known for being the former location of the ORTO leisure park and non-profit Ground-Up Initiative, as well as the location of the Live Turtle and Tortoise Museum. This site is the latest launch in the Chencharu estate, following Chencharu Hills last year.

There is only a preschool attached to Chencharu Grove, with most of the amenities already existing in the neighbouring Khatib estates and at the HomeTeamNS building. Its proximity to Khatib MRT station on the North South Line is the biggest draw, as well as being situated next to Peiying Primary School and Naval Base Secondary School.

Applications for Chencharu Grove will be combined with the other Yishun BTO site in this October launch, Yishun Glade.

#10 Yishun (Yishun Avenue 6)

Yishun Glade is unique for having 406 2-room flexi units and 163 4-room units. It is the first such BTO launch, reflecting an acknowledgement of how heavily oversubscribed these types of units are. 2-room flexi units cater to seniors as well as singles, especially those who want to live close to their ageing parents in Yishun.

For families with school-going children, there are a variety of options available, including North View Primary School, Huamin Primary School, Xishan Primary School, Northland Secondary School, Yishun Town Secondary School, and Chongfu School.

Applications for Yishun Glade will be combined with the other Yishun BTO site in this October launch, Chencharu Grove.
